Project context

Momentum supported CO-RE with a planning application for the sensitive refurbishment and extension of the commercial building at 21 Lombard Street. The refurbishment of 21 Lombard Street gained planning permission in September 2024. The refurbishment is targeting BREEAM Outstanding and aims to retain above 70% of the existing structure.

Our work

Momentum advised on the design of the cycle store and the internal loading bay, re-using as much of the existing structure as possible, and the design of the public realm around the site. We worked closely with City of London transport officers to achieve an agreeable position. We then produced the transport planning documents in support of the planning application.

Client outcomes

Momentum developed a servicing strategy to reduce the number of delivery trips by large vehicles by 50% through last mile consolidation and cargo bike use. Structural constraints were overcome to deliver a large uplift in cycle parking spaces, in line with London Plan standards. Adjoining Nicholas Passage will be realigned and widened to provide through views, making the area much more legible and inviting for pedestrians.
