Momentum embarked on the redevelopment of Thavies Inn House in February 2019. The project was challenging as not only did the proposals involve the demolition of an existing building, but also the loss of two mature trees. Consequently, the onus was heightened for the delivery of additional benefits, which included new permeability through the site, a dramatic improvement to Thavies Inn yard, as well as a new pocket park.

The scheme has now achieved planning permission with an overwhelming 16-3 vote in favour of the proposed scheme. Momentum has been actively involved since the early stages of pre-planning, successfully navigating the planning application process. We are currently engaged in discussions with the City of London regarding stopping up arrangements.

The proposed project transforms an existing commercial building into a state-of-the-art space, perfect for offices and retail. With a total floor space of 12,669 sqm GEA, the building features two sleek volumes. The larger volume spans 10 floors, offering stunning views of Holborn Circus, while the smaller volume gracefully steps down 2 floors facing St Andrew Street and the historic St Andrew’s Church. The design team, comprising Momentum, Evan Randall, WilkinsonEyre, and Gerald Eve, has meticulously planned every detail.

Situated at the bottom of Hatton Garden, the project involves demolishing and rebuilding a 1930s structure, with a unique addition of infilling a footway that currently houses two mature trees. Although their removal has been a topic of debate, we have worked hard to ensure enhanced public benefit would also be delivered.

Momentum has crafted exceptional public realm designs, including a raised table and expanded footway on St Andrews Street, creating space for significant re-planting. Additionally, we have designed a charming pocket park with 60 short-stay cycle parking spaces, surpassing policy requirements, and offering outdoor seating and lush greenery. This remarkable feature replaces some pay and display car parking and will be formalised through an S278 agreement.

The project has successfully addressed crucial aspects during the design and planning stages. We have secured on-street servicing in the City of London, assisted in the design of compliant London Cycling Design Standards (LCDS) cycle parking, and addressed stopping up planning. With our comprehensive approach, we have contributed towards a remarkable commercial development that stands out from the rest. We’re excited about seeing the proposals delivered.
